As winter comes to a close and we move into spring, the property market enters one of its most active and exciting periods of the year.
This seasonal change isn’t just about longer days and warmer weather, it often marks a turning point in buyer behaviour, seller motivation, and overall market activity.
Winter traditionally slows down the market, this year that trend has bucked and we have seen the market start to gain some good momentum. Generally, buyers are less active throughout the colder months and many sellers hold off on going to market, which keeps stock levels tight. As spring arrives, overall energy and mood lifts. More sellers list their homes for sale, buyers become more motivated and competition increases as people look to secure their next property before Christmas.
This is an exciting time as an agent and this year we are looking to build on the momentum that we have had through winter and Springboard into the warmer months.
We expect an increase in enquiry and new listings that will bring more opportunity for buyers to find the right property. This also means greater competition amongst those buyers as more enter the market and with the 5% deposit scheme coming into play we can expect an influx of first home buyers jumping in. For buyers, preparation is key, get finance-ready, have a clear picture of what you want and be confident in the market. This will help you move quickly when the right property presents itself.
For Sellers, preparation is just as important. A well presented home will attract more buyers, leading to more competition, ensuring that you maximise your sale price.
After a wet and cold winter we are all looking forward to bouncing into Spring, enjoying some much needed sunshine and introducing plenty of fantastic new properties to the market.
